Testimonial for Ashley Brunner
"On behalf of my father LaVerne Stauffer, and my brothers Don and Dave, we would like to thank Ashley Brunner for his outstanding work and dedication to the sale of Dad's house at 2201 Lititz Pike. When I first contacted Ashley Brunner in early February, we were just starting to investigate assisted living facilities in Neffsville, and thus taking initial steps by contacting a realtor. We thought we had plenty of time to sell the house and pack up Dad's belongings. Unexpectedly, Dad fell on February 22, was hospitalized, and then required care in a skilled nursing facility…he never returned to his home. Since I live 100 miles away, it was clear that the only choice was to move Dad to Maryland, closer to me. This, of course, changed everything! Sale of the house became critical, and we had no time to spare. We became very anxious to sell the house due to the impending financial implications facing Dad. This was an extremely emotional and stressful time in all of our lives....my 86-year-old father being taken away from his beloved hometown of Neffsville and his house of 30+ years (not to mention his beloved antique fire engine), and us kids realizing that we will no longer have a place to call “home” in Neffsville. This is where Ashley’s expertise came into play. He understood our needs from the very beginning, and he was very honest and knowledgeable about listing price, preparing the house for showings, etc. He placed our house on the market on March 4, and by March 16 we had the first offer, and then another offer. A contract was accepted, and settlement was scheduled for April 30. We were thrilled to have it under contract, especially in these unsteady economic times, and knowing how long other houses have been on the market. Although we were relieved that the house was under contract, we knew we had a huge task ahead of us; especially since we all live out of town in York, Maryland, and New Jersey, and we all have full-time jobs. We want Ashley to realize just how much he helped us, not only logistically, but emotionally as well. He was always available by phone and email to answer our many questions and concerns. He took all of our worries away. He was proactive and always kept us informed of what was needed and what was happening. He was always professional, and he went above and beyond to help processes flow smoothly. This allowed us to deal with 86 years of our Dad’s belongings…prepare items for auction, have yard sales, and clean out the house in preparation for settlement. We did this all by coming to Lancaster on weekends, and then one full week in April…a total of 16 days to completely empty the house! We couldn’t have done it without Ashley “taking care of business” while we were out of town. I apologize that it has taken me so long to write this thank you note, but I've been a little preoccupied. Since I transported Dad to Hagerstown on February 26, he has been back and forth between the nursing home and his assisted living room, and he's been hospitalized twice. So although his life has not been going as well as we had hoped, we remain very thankful that Ashley’s efforts helped to sell Dad's house...and that has been a huge relief to all of us, especially Dad. Ashley, please accept our sincerest appreciation and THANK YOU for a job well done. We were very blessed to have had you on our side. Please don't hesitate to contact me if you ever need a reference, as I highly recommend you and your group. We wish you and your family all of life's best!"

Pricing >Different Markets
If you are going to sell your present home, the market conditions will play a crucial role in determining the asking price. Market conditions change constantly, so it is important that you get solid advice from a real estate professional who is familiar with your specific area.
A good real estate agent will know how quickly houses in your area are selling, and will be aware of other factors that may influence the sale. For example, nearby commercial development, which may create congestion and noise, may also mean a greater demand for housing from people who will be working in the new office buildings. A bus route that cuts commuting time could make your home more valuable, while major highways close by can be an issue for many buyers. The economic conditions have a strong impact on the real estate market. Real estate professionals can help you consider all of the issues and assist you in setting a fair price for your home.
